What's Included in "Cash to Close"?

"Cash to close" is the total amount of physical money you need to bring on closing day. It includes two main parts:

  • Your Down Payment: The percentage of the home's price you pay upfront. While 20% is traditional, many loans like FHA loans (3.5%) or conventional loans (3-5%) require much less.

Down Payment FAQs

Do I really need 20% down to buy a house?
Absolutely not. That is one of the most common myths in real estate. First-time buyers can often purchase a home with as little as 3% down using a Conventional loan, 3.5% down using an FHA loan, or 0% down if they qualify for a VA loan.
Can I use gift funds for my down payment?
Yes! Most loan programs allow you to use a documented financial gift from an acceptable family member to cover your entire down payment and closing costs. We will provide you with a specific "Gift Letter" form for your relative to sign during underwriting.
Are closing costs included in the down payment?
No, they are separate. Your total "cash to close" equals your down payment PLUS your closing costs (which average 2% to 4% of the purchase price). This calculator adds them together so you aren't surprised at the closing table.
