Understanding Your Home's Equity

Your equity is the difference between the current market value of your property and the amount you owe on your mortgage. As home values in Phoenix and Scottsdale continue to rise, many Arizona homeowners are sitting on a significant source of wealth without realizing it.

Why calculate "Available" Equity?

Lenders rarely allow you to borrow 100% of your home's value. To keep the loan safe, they typically require a 10% to 15% safety buffer. That’s why we use the LTV (Loan-to-Value) limit in our calculator. If you have an 85% LTV limit, you can borrow up to 85% of your home's value, minus your current mortgage balance.

While online estimates (like Zillow Zestimates) are a good starting point, lenders require a formal, independent home appraisal to confirm the exact market value of your property before approving a cash-out refinance or large HELOC.
What is a Loan-to-Value (LTV) limit?
LTV is a percentage that compares your total loan balance against your home's appraised value. Lenders enforce an LTV limit (usually 80% to 90%) to ensure you always have some "skin in the game." This protects the bank from taking a loss if housing prices decline.
Can I use my home equity to buy another property?
