Understanding Your HELOC Estimate

A Home Equity Line of Credit (HELOC) allows you to turn the equity you've built in your home into flexible, accessible cash. Because it functions like a revolving line of credit (similar to a credit card), you only pay interest on the money you actually use.

HELOC FAQs

What is the difference between the draw period and the repayment period?
The "draw period" typically lasts 10 years, during which you can borrow funds as needed and are usually only required to make low interest-only payments. After 10 years, the line closes to new borrowing and enters the "repayment period" (often 20 years), where you must pay back the principal plus interest.
Are HELOC interest rates fixed or variable?
Most HELOCs have variable interest rates tied to the Prime Rate, meaning your payment can fluctuate over time. However, many modern HELOCs offer a "Fixed-Rate Partition" feature, allowing you to lock a specific drawn amount into a stable fixed rate for protection against market changes.
Do I pay interest on my entire available credit line?
No. This is the massive advantage of a HELOC over a standard loan. If you are approved for a $100,000 line of credit but only draw $20,000 for a kitchen remodel, you only pay interest on that $20,000 balance. If your balance is zero, your monthly payment is zero.
