How a HELOC Works: Draw vs. Repayment

A HELOC is split into two phases:

  1. The Draw Period (Typically 10 Years): You can withdraw money up to your credit limit. During this time, your payments are typically interest-only, which keeps them very low.
  2. The Repayment Period (Typically 20 Years): You can no longer draw funds. Your loan balance is amortized, and you begin paying both principal and interest until the loan is paid off.

HELOC vs. Cash-Out Refinance

This is the most common question. The answer depends on your current mortgage rate.

  • Choose a HELOC if: You have a low interest rate on your first mortgage that you want to keep.
  • Consider a Cash-Out Refinance if: Today's rates are *lower* than your current rate, or if you prefer to have one single, fixed monthly payment instead of two separate loans.
